2025 ANNUAL MEETING

Per the CCRs, the HOA Annual Meeting is held the last Friday in February. This will be Friday, February 28, 2025, 8:00pm at the Rec Hall. All HOA members and residents are invited and encouraged to attend. There will be a financial briefing, you'll hear the state of the HOA, projects planned for the year, and we will be selecting the 2025 board members.

The Board will meet at 7:30am before the Annual Meeting to take care of any regular business.

POOL/REC HALL: Please be advised, there is no trash service during the off months when the pool is closed. Do not leave trash (especially dog waste bags!) at the pool gate or rec hall. Thanks!

COMMON AREAS - We've had the two major irrigation system leaks fixed, so the hope is next summer the main common area will remain green!

MCCORNACK GATE: The gate is currently open and accessible for people wanting access to the school grounds. We are looking at options to repair both the hinges and lock assembly.

2025 DUES: Dues for next year will be going up just a modest amount per the CCR guidelines to $870. Please watch for the invoices which will be mailed out at the end of December. Please pay promptly! Either the full amount, or half in January, half due in July. Mid-year notices will go out for those of you who pay in 2 installments.

BOARD MEMBERS NEEDED! - We have 72 homes, and 5 current board members have been on, some as many as 20+ years! It doesn't take much time or energy, just someone to make sure the grass gets mowed, the trees are trimmed and the pool is opened. No one has to do manual labor themselves, but someone has to make sure we have people who we can pay to do things for us. If we have to sign up a property management firm, we can expect our dues to go up, AND we still have to have a Board of Directors! The HOA has all the common areas, the pool, rec hall, irrigation system, pathways, etc, not to mention our finances, that need a few dedicated people willing to spend a couple of hours a month keeping an eye on things. We will likely start to lose existing board members as people move from the area, and it would be terrible if we find ourselves back in the position we were a few years ago with 2 board members and a former president we discovered was stealing dues money. Contact the board to see how you can help. Thank you!

RV PARK UPDATE: Please, do NOT place new items in the lot or move your existing items to different spaces without contacting our RV manager Kenny first. NOTE: RV LOT USE IS CONTINGENT UPON BEING CURRENT WITH YOUR DUES! Spaces are assigned to specific HOA members. Please adhere to the basic rules of lot use, no derelict items or junk, park in your assigned space, notify the HOA of any contact information changes, and periodically check your email for RV parking area updates and requests. Thanks.

NOTICE: Just a reminder if you have dogs. Dogs MUST be leashed when in the common areas even if yours is the best behaved pet ever. CCRs and city leash laws apply. And please be considerate and pick up after your pooch! Thanks!
Updates:   The Board is in the process of identifying significant projects to improve the state of the association common areas. We have been repaving some of the worst sections of pathways, and you'll see the new sections. Thanks to the current and past Boards putting us on a solid financial footing without large dues increases, we are able to afford these projects and still maintain a healthy financial reserve.
McCornack Gate East:  The McCornack gate is for the benefit of our residents to exit out the east end of our grounds. Since you will be on or near McCornack Elementary School, please be respectful of their property. Make sure the gate securely closes behind you, do not leave it propped open. If you see any damage, report it to the Board so we can make repairs as soon as possible. Thanks!

RV ParkNOTICE!  Thanks to our new RV Park manager Kenny Jaramillo, you'll see that space markers have been placed along the fences. Kenny will be updating our records and may be contacting members/residents about their items as needed. NOTE: USE OF THE RV LOT IS CONTINGENT UPON BEING CURRENT WITH YOUR DUES! Please consistently park in your regular assigned space. Remember the basics, functional items only, no derelicts or trash. Members/residents currently using more than one marked space may be asked to clear a space or consolidate if we run short on space. Please keep an eye on the lot if you have an item there and watch for suspicious activities.   

NOTICE TO ALL MEMBERS/RESIDENTS: Periodically newsletters regarding HOA business or other matters will be delivered to your home. Please take the time to read them and email any comments or concerns you have. As usual, if you see something on our property that is broken or needs attention, please reach out to the board. We rely on you to let us know when things need to get done! Check back here for updates. Thanks!

Board Members and Volunteers:  We have 5 Board members willing to volunteer their time taking care of Valley West business.  This means making sure the grounds are maintained, the pool is open, the sprinklers are functioning, and all the bills are paid.  The job of a Board member is not time consuming, but you have to be willing to attend the monthly meetings and take on a task or two as needed.  We are quickly reaching a point where we have the same 5-6 people every year with no replacements in sight!  Those of us on the Board are willing to give of our time, but most of us don't want to do it forever.  It would be nice to have a few people who would be willing to step in and give the current members a break once in awhile.  All we ask is that you work well with other people in a friendly and civil environment to take care of Association needs.  Come to a Board meeting and you'll see that this is a good group of people!  Volunteer your time and see what it takes to run an HOA.


What is the VWHA?
It is a mandatory Association for all individuals who own property in Eugene, OR, on the north side of Kevington Avenue, from the addresses 3503 through 3899. This includes 72 single family dwellings which are automatically subject to the Bylaws and Declarations of Covenants, Conditions, and Restrictions of the Valley West Homes Association.  Anyone buying a home in the Association should be given a copy of the CC&Rs at the time they sign for their home.  Please be familiar with them!  The Board is reviewing the CC&Rs to look at possible changes and updates to reflect the current state of Valley West.  If you have any suggestions, please contact a Board member. 

Is the VWHA a good thing for all of us?
You bet it is! Because of the original planning of our development more than forty years ago, homeowners in the VWHA have a number of special benefits and privileges which make our neighborhood a more attractive place to live, provide recreational opportunities, and add value to our homes.

What are these benefits?
We each have access to the private green areas which wind through our neighborhood with walking paths, park benches, and open spaces. We also have a wonderful recreation building and swimming pool complex for all members and residents to use, and a private playground area. On top of all this, we each have access to a gated private RV parking area to keep our driveways and street accesses free.

What is required to operate and maintain all of these nice benefits?
The Association pays to keep the common green areas mowed and irrigated, and this is supervised by the Common Area Manager, appointed by the Board of Directors. The Board also appoints a Pool Manager to handle daily operations of the recreation facility, including scheduling of the pool supervisors and maintenance staff. The pool is typically open to all of us from around Memorial Day until Labor Day (weather permitting). The VWHA also maintains a Treasurer/Bookkeeper to manage the financial obligations of the Association and representatives for scheduling use of the recreation building and RV parking area.

How does the VWHA pay for all these valuable services?
Your annual dues pay for all the maintenance and various expenses of the Association.  Prompt payment is greatly appreciated!  If for some reason you are unable to pay all or part of your dues on time, please contact the Board as soon as possible.  We try hard to be flexible and understanding and want to work with everyone.
